Why is my loan application under review?

Most Pay at Close applications receive an immediate decision. If an application cannot be approved automatically, it is sent to our underwriting team for review.

A review does not mean your application has been denied. It simply means our underwriting team needs to take a closer look at a detail that could not be verified automatically.

What happens during underwriting review

When an application is referred for review, our underwriting team manually verifies the information provided and confirms that the application meets our requirements.

You do not need to take any action unless our team contacts you for additional information. If we need anything from you, we will reach out to you via text or email. 

Common reasons an application is reviewed

Your address could not be fully verified
Every address entered on an application is checked against an address verification service. If we cannot fully confirm an address, the application may be referred to underwriting for additional review. Entering your address exactly as it appears on your mail can help prevent verification issues.

The property details do not match available records
If the property type or other details you provided do not align with public property records, our underwriting team may review the application manually rather than making an automatic decision.

An address is associated with another account
If a property, business, or personal address on your application matches an address already associated with another account, underwriting may review the application to confirm the information and ensure the application can be approved.

Who can apply?

Applicants must be 18 years of age or older. Applications from anyone under 18 cannot be submitted.

How long does underwriting review take?
Reviews are handled during business hours. The underwriting team will contact you by email if additional information is needed.

Can I speed up the review?
The best way to help avoid delays is to make sure all property and personal addresses are complete and accurate. Incomplete or inconsistent address information is one of the most common reasons an application is referred for review.

Does being sent to underwriting mean my application was denied?
No. A referral to underwriting is not a denial. It means our underwriting team is reviewing your application because one or more details could not be verified automatically.
