Why is my loan offer capped at $2,500?
If either of the property data sources used during underwriting identifies a property as a mobile, manufactured, or modular home, the maximum available loan amount may be capped at $2,500.
Why there is a loan cap
Mobile, manufactured, and modular homes may be treated differently from traditional site-built homes during underwriting. Because these property types can fall under separate lending and valuation guidelines, Titus applies additional lending restrictions in some cases.
As a result, loan amounts for these property types may be limited to a maximum of $2,500, regardless of the property’s listing price.
What you’ll see during the application
If property data suggests the home may be a mobile, manufactured, or modular home, your application will pause and display a confirmation screen asking:
“Is this property a mobile, manufactured, or modular home?”
You’ll then have two options:
- Yes — Your application will continue with the applicable loan limit
- No — You can confirm the property type, and the application will continue while the information is reviewed for accuracy
If the property data appears to be incorrect, your response may be flagged for additional underwriting review.
